The Home Buyers' Plan (HBP) lets you withdraw RRSP funds tax-free to finance the purchase of your property.

Advantages:

  • Up to $60,000 per person, or $120,000 for a couple.
  • Repayment spread over 15 years, interest-free.

Eligibility :

  •  Be a first-time buyer or not have owned a property in the last five years.
The Home Buyers' Plan (HBP)

The 40 km Rule: Lower Your Moving Costs

If your new property is at least 40 km closer to your workplace, you may be able to deduct part of your moving expenses from your taxable income.

Advantages

  • Deductible transportation costs, temporary lodging, and dual housing expenses.
  • Costs tied to selling your old property and buying the new one are also eligible.

Eligibility : 

  • The move must be tied to a new job, business, or full-time postsecondary studies, and your new home must be at least 40 km closer to your new workplace.

FHSA: Up to $40,000 for Your First Home

The First Home Savings Account (FHSA) combines the benefits of an RRSP and a TFSA to help you save for your first home.

Advantages

  • Annual contribution of up to $8,000, up to a lifetime maximum of $40,000.
  • Tax-deductible contributions and tax-free withdrawals for a first home purchase.

Eligibility

  • Be a resident of Canada, at least 18 years old, and not have owned a home you lived in as your principal residence during the current year or the previous four years.
The Tax-Free First Home Savings Account (FHSA)

  • On a $250,000 mortgage at 3% amortized over 20 years, up to $82,200 in interest can become deductible, for a net gain of about $36,990 after tax (at a 45% rate).
  • Generally low, or even no, cost to set up.

Eligibility:

  • Intended for unincorporated self-employed workers as well as salaried individuals who own an income property. Implementation should be done with a qualified professional, who will account for factors such as family patrimony rules and the split between personal and business expenses.
